Why Choose Timber Frame?

Aesthetics

 Aesthetics-Modern timber framing is celebration of the use of wood and continues the long tradition of skilled labor in form and function.

Longevity

Properly maintained timber frames can last hundreds of years. There are countless buildings in Europe that have been in use for 300-500 years.

Open Plan

Timbers can span large distances allowing for open plans.

Controlled Work Conditions

Timber frames are cut in a shop. Inclement weather will not slow the construction process and the highest quality joinery can be produced.

Speed of raising

An average size house can be erected in 2-3 days on site. This is possible because all the cutting and fitting are done in the shop.

How much will it cost?

Timber frames are custom designed and built for each client. Costs are on pare with other custom homes.

Are there special considerations for timber frame construction?

Structural Changes, whether major or minor can be difficult to implement after cutting has commenced. Mechanical system subcontractors such as heating/cooling, plumbing, electrical, etc., must be able to accommodate the unique requirements presented by a timber frame structure. This may require some additional consultation and planning. We are fully aware of these aspects.

How long will it take?

This all depends on the size and complexity of your project. Design, engineering, sourcing material, cutting and raising can take a minimum of 3-8 months from start to finish. Complex plans and site constraints can lengthen this process. Clients who can make decisions quickly about design and detailing decisions will stream line this process.

What should I expect about the process?

Typically, a home is the most expensive single object anyone will purchase. When building a home, many details must be considered. From the initial design phase, through construction there will be questions to be answered. Some questions need to be answered before the process can move forward.

When should I get Arris framework involved in my build?

Consultation with a skilled timber framer at the earlier stages of design can lead to a more integrated result and allow the customer to utilize the benefits of this method building.

 

HVAC/Enclosure Systems

What if I need insulation and enclosure systems?

Structural Insulated Panels (SIPs) These consist of urethane or expanded polystyrene foam sandwiched between OSB sheets. SIPs are manufactured in different R values and forms. Standard sizes are 4ʼ x 8ʼ up to 4ʼ x 24ʼ.These are factory built and shipped to the site. They are screwed to the outside of the timbers to enclose the timber frame.The advantage of this is a very high R value for efficient heating and cooling and quick installation.These can be expensive, are non-recyclable, and petrochemical based.

What is a Ground Source Heat Pump (GSHP) used for?

A ground source heat pump utilizes the relatively constant temperature of the earth to act as a source for heating and/or cooling. These systems are capital intensive to install, but operating costs are very low. For further info see this site. 

What is an Air Source Heat Pump (ASHP) used for?

ASHP is a system which transfers heat from outside to inside a building, or vice versa. It uses a refrigerant system involving a compressor and a condenser to absorb heat at one place and release it at another. For further info see this site. 

Radiant Floor Heat

A method of heating a floor with electrical resistance film or a system of tubes installed in the floor carrying a heated water-glycol solution. These systems provide a great level of comfort because they heat evenly.
